| Legal description | The value a local assessor assigns for tax purposes, or the amount a court determined (adjudged value). It is a reference point, not market value, and can differ a lot from a real sale price. See the full glossary for more terms. | What the property would likely sell for today in an open market. It is the number to compare against the minimum bid, because the assessor value alone can be far off. See the full glossary for more terms. | The FEMA flood-risk area a property sits in. High-risk zones (AE, A, VE) usually require flood insurance if you build or hold the property, and can make a cheap parcel expensive to keep. See the full glossary for more terms. | The lowest amount the county will accept, typically the taxes owed plus costs. It is not the true cost — add fees, title work, and possession costs. See the full glossary for more terms. | A transparent rule-of-thumb from 0 to 100 comparing value to the minimum bid, the interest rate, and the redemption length. Educational only — not investment advice. See the full glossary for more terms. | Status | |

New Mexico delinquent real property is sold at public auction statewide by the Taxation and Revenue Department's Property Tax Division (not county by county at the county's option), either by the department or a hired auctioneer, with payment in full required by the close of the auction (7-38-67). Bidders must register on the day of the sale, registration closes at the start of the sale, bidding is oral, and a bidder must be physically present or represented by an agent holding a notarized authorization. A separate deposit is not demanded by the statute; instead the full amount bid is due at the close of the sale, by cashier's check, money order, personal check or company check, with a bank letter of guarantee required for personal and company checks. The statute and the department's published terms do not state a registration fee, a bidder-ID card, a W-9 requirement, a residency requirement, or a delinquent-tax disqualification, so those fields are left unknown or null. Statutory text was cited from the official New Mexico Taxation and Revenue Department publication of the Property Tax Code (3.6 NMAC, Property Tax Code Rev. May 2020, which reproduces NMSA 1978 Sections 7-35-1 to 7-38-93); the registration and payment details are cited to the department's official auction page.
Payment shall be made in full by the close of the public auction before an offer may be deemed accepted by the department (N.M. Stat. 7-38-67(F)).
